A roof inspection should tell you what is true, not sell you something. We get on the roof, check every slope, the flashing, the vents, the gutters, and the attic where we can, and photograph what we find. You get a written report with pictures, whether the answer is storm damage, a $400 repair, or a roof that is fine. Inspections are free, and there is no obligation to do anything with the results. When a storm hits, the first job is stopping the water; the second is documenting the damage before it gets worse or gets missed. We tarp emergency openings, photograph and measure every slope, and walk your adjuster through what we found. Then we restore the roof — and the gutters and siding if the storm got those too — with materials that will hold up to the next one. For a lot of Kansas City homeowners a storm is the one time a full replacement is realistic, because on an approved claim your cost is usually your deductible. That is also why storm season brings out the trucks offering to waive that deductible, which is illegal in Missouri and Kansas and paid for by cutting corners on your roof. Solar panels are designed to sit on your roof for 25 years or more. If the roof underneath has 8 years left, you will pay to have the panels removed and reinstalled when it fails — often thousands of dollars on top of the roof itself. We evaluate whether your roof is ready, replace or repair it first if it is not, and coordinate with your solar company on layout, penetrations, flashing, and timing. We are a roofing contractor, not a solar installer; we make sure the roof under the array is the last thing you have to think about. That includes the money: if the roof needs replacing first, that is a separate cost a solar quote does not show, and it belongs in your math before you sign anything.
