Bids that do not describe the same work
Three contractors, three prices, three completely different scopes. One includes decking allowance, one does not. One specifies ice and water shield, one says underlayment. Master-policy claims across many buildings
After a hail event, an association with shared-roof buildings may file one claim covering the whole community. The adjuster needs documentation for every structure, and a claim can be partially approved, with some buildings scoped for replacement and others for repair. Boards without good documentation lose buildings to the gap. We inspect every building, produce a per-building photo report with test squares, and meet the adjuster with a map in hand. We never promise the outcome; we make sure nothing is missed.
Storm chasers working the community
The day after a storm, contractors are canvassing townhome communities in Overland Park and Lee's Summit, signing individual residents to contingency agreements for roofs they do not even own. That creates a mess for the board: residents expecting a free roof, contractors claiming authority they do not have, and sometimes deductible-waiving offers that expose the association to fraud. A board that already has a vetted, local contractor and a written communication to residents heads all of that off.
Reserve planning for roofs that all age out together
A community built in 1996 has roofs that are all the same age. The reserve study says replacement in year 25, but hail does not read the reserve study. Boards need a real picture of remaining life across the community, not one per-unit guess at a time.
