The buyer's inspector flagged the roof, vaguely

General home inspectors are not roofers, and their language shows it: 'roof appears to be near end of life,' 'recommend evaluation by a licensed roofer.' That sentence can cost a seller thousands in credits or blow up a deal, even when the roof has ten years left. Hail damage nobody disclosed because nobody knew

A lot of Kansas City homes went through a hail event two or three springs ago and never got inspected. The seller does not know. The buyer's inspector may or may not catch it. Then the buyer's insurer inspects after closing and the new owner finds out their roof has undisclosed storm damage and a claim window that may already be closed. A pre-listing inspection surfaces this while there is still time to handle it properly.

Closing timelines that do not wait for contractors

Inspection contingencies run in days, not weeks. Repair addendums require the work to be done and documented before closing. Most contractors quote in a week and schedule in three. We prioritize transaction work: inspection within a day or two, a written report the same day, and repairs scheduled to hit the addendum deadline. When a replacement is agreed, we can usually complete it before closing and provide the documentation the title company and lender want.

Insurers asking for roof age and condition before binding

Missouri and Kansas insurers increasingly ask for roof age and sometimes a condition report before they will write a policy, and some will not bind on roofs over a certain age without an inspection. Buyers find this out days before closing. A written roof inspection report with photos and an age estimate, plus documentation of any repairs, is usually what the insurer needs. We produce it in a format agents can forward directly.
