Step flashing that was tarred instead of replaced. Boxed gutters built into the roof edge that nobody has cleaned since the previous owner. A cheap crew nails a new layer over all of it and drives away. That roof leaks early and voids the shingle warranty. The right job is a tear-off, decking replaced only where it is actually rotten, real step and counter flashing at the chimney, and gutters that drain. We price the decking by the sheet so you are not paying for wood you do not need.
