Landlord policies are where owners get surprised. Many are written as actual cash value, so a claim on a 20-year-old roof pays the depreciated value, not the cost of a new roof. Carriers are sending non-renewal letters on older roofs across the East Side. Hail claims get denied as wear when nobody documented the roof before the storm. And storm-chasers work rental blocks hard, offering tenants and owners a free roof and a waived deductible, which is illegal in Missouri and Kansas.
